Recent Buy - Kimco Realty Corporation (KIM)

Who would have guessed that after a month of purchasing Kimco (KIM) at $17.70 a share, I would have the opportunity only a month later to add to my position at a 17% within 31 days time.  At this recent price, KIM is now yielding over 7.6% with a comfortable FFO/Payout ratio.

Purchased: 68 shares x $14.70 = $999.60 (+$4.95 commission)

Dividend Income: $76.16 ($1.12/sh annually; paid quarterly in Jan, Apr, Jul, and Oct)

Price to FFO multiple*: 9.7 (vs. S&P P/E @ 24.7)

Debt to capital : 51.49%

Price to Book Value multiple: 1.21

S&P and/or Moody's credit rating of BBB+/Baa1 or better: Yes, BBB+/Baa1

Current dividend yield: 7.6%

Annual FFO coverage (FFO / Dividend):  135%

Comments: With this purchase, my total share count grows to 222 at an average cost of $16.77.  Forward dividend income from KIM is estimated to be $248.64 annually.
